The property at 148 Lafayette Street was purchased in June 2025 and is now under contract to Shorenstein Properties. The new price is roughly $29.5 million higher, a 28% increase in just over a year.
The deal comes as Manhattan’s strongest office properties continue attracting major investors despite years of pressure on the office market.
Speyer is CEO of Tishman Speyer, the global real estate company founded by his family, which manages around $65 billion in assets and has owned or developed major properties across New York and cities around the world.
The sale gives Speyer another major Manhattan deal in one of New York’s most valuable neighborhoods.
